

BIDDING
During this phase, JCA will assist the owner in locating and selecting a builder. If a builder is already selected, this phase does not apply.
CONSTRUCTION
JCA acts as
a representative
of
the owner
during the construction
of the project. Although JCA
does not
supervise the day-to-day
construction, timing
and methods
of the contractor,
JCA does
meet with the builder
at the site
at appropriate intervals to assist
with
interpretion of
the drawings and solving any problems.
The owner
is included in any decisions involving cost, appearance
and
function
of the
project.

*Before JCA can begin working on the design of your project, a survey or plot plan of your property is required. It should show the location of property lines, permissible building areas, available utilities, wells and sanitation fields and non-buildable areas (such as wetlands). Existing conditions drawings of the structure will also be needed. If these drawings are not available, JCA can provide them as an additional service.
JCA bills once a month or at the completion of each phase. Bills are due upon receipt and accounts 30 days past due are subject to a late charge of 1-½% per month. JCA will not begin the next phase of design until the billed phase has been paid in full. Reimbursable expenses, such as printing and photographs, will also be billed.
Existing Conditions drawings and Engineering costs are billed as additional services. All incurred time and other charges are payable whether or not the project proceeds to completion.
RETAINER
If you wish to engage the services of JCA, two personalized versions of this information with be provided to you in hard copy to be signed. *One
copy is to be returned to JCA with a retainer. The amount is based on the size of the project..
*The retainer will serve as a prepayment of services and will be applied to your final payment.


CONSTRUCTION DOCUMENTS
During this phase, JCA prepares drawings showing details of the construction.
Included in these drawings are, foundation
and framing plans,
a wall section
and other necessary
building sections,
interior elevations, construction
details for the builder,
the various
schedules (such as door
and window,
electrical and lighting), reflected ceiling plans
showing lighting layout and switching.
Materials will be called out on the drawings and a set of specifications may be prepared if called for. A structural consultant will be used
and billed separately.
